1. Foundation & Footings

Dimensions: 40' L × 24' W × 2' H

Piers: The foundation uses stacked cinder block piers (3 blocks = 24" high), spaced evenly for structural support.

Airflow & Access: This 2-foot crawlspace allows for proper ventilation beneath the house and provides easy access for plumbing and electrical work.

Subfloor: Rests directly on top of the piers, creating a perfectly level platform for framing the walls.

2. Walls & Framing

Dimensions: 16' Height (Walls & Studs)

Studs: The vertical studs are spaced exactly 16 inches on-center (O.C.) to evenly carry the load and match standard insulation widths.

Load-Bearing: A central load-bearing wall runs down the middle, halving the roof span and distributing weight safely.

Sheathing: Requires approximately 32 4x8 panels per 8' story for exterior wrapping to tie the framing together.

3. Roof System

Dimensions: 24' Span × 40' Length

Support: Thanks to the central load-bearing wall, the 24' span is divided into two 12' spans, allowing for more economical roof framing.

Pitch: A standard 6/12 roof pitch will rise 6 feet in the center.

Rafters: The rafter length is ~13.4 feet (plus an allowance for 12"-24" overhangs on the edges).

4. Estimated Wood Materials

Rough Estimate for 40'x24' Shell

Subfloor: ~30 sheets of 3/4" T&G Plywood. Floor joists (not shown) require ~31 24' boards.

Framing: ~504 linear feet for top/bottom plates. ~150 vertical studs (16').

Sheathing: ~64 sheets of 4x8 OSB for walls, ~36 sheets for the roof.

Roofing: ~64 rafters (14' length) and ~42 linear feet of ridge board.
